Millers Glen is built on a greenfield site located in Swords, North Dublin. Rathowen have constructed 750 new homes on the site since 2014, over numerous phases. The development consists of a wide range of spacious homes varying from two, three and four bedrooms and a mix of two to three storeys in height. All are traditional block-built homes with a beautiful brick and coloured render façade changing throughout the development phases. High performance double glaze windows throughout. All wired for TV, telephone & broadband. Most homes offering en-suite bathrooms. Low energy design incorporated, with the most recent phases offering a BER of A2. PV panels installed on the roof contributing to the renewable energy requirements. Natural gas central heating with A-rated condensing gas boilers. We build all houses to the exacting standards required for a 10-year Homebond building guarantee. We endeavour to achieve a near zero defects product and to this end our standards of workmanship and quality of finishes have been complimented regularly by both end users and their independent building inspectors.
Consisting of four changing rooms with showers, slatted timber beech seating to all, two large WCs, disabled WC, cleaners store, two gear rooms, meeting office, staff room with kitchen, boiler room and a separate referee’s room with shower. Traditional block built with full fill cavity insulation, finished with a brick and painted render façade. Internally painted block walls. Floor & wall tiling to all shower rooms. The rest of the floors were coated in a safety coat cold cure concrete floor sealer. Trussed roof, cladded in corrugated EQC metal. Double glazed aluminium windows, achieving a u-value of 1.2Wm2K, with cage protection and roller shutter door to the rear. Street furniture located on the walkway perimeter.
As with every private development, there have been a number of social and affordable houses built by Rathowen on both the Belltree and Millers Glen sites. These include Part 5 social housing for Fingal Co. Co. covering numerous 2-bedroom affordable homes. Along with housing units this particular project comprised a Multi-Occupancy Unit consisting of 14nr units, broken down to six 2-storey Duplex units, two 3-storey Triplex units & four penthouse Apartments. As part of the social housing offering forming part of the development. The Approved Housing Body, The Iveagh Trust were the end-user of this particular building.

Commercial block in where the commercial space was converted into 30nr, one, two & three bed Apartments, aimed at the rental market. Including all associated fire upgrade works. The podium slab was stripped back and received a new waterproofing layer. Extensive new landscaping all round. Existing and new stairways were fitted with a resin bonded aggregate finish.
Works to the inside of 111nr apartments spread over 2 Blocks Works consisted of: Fire safety upgrade, fire alarm upgrade, all new lighting. New boilers and flues, new heating controls and heating system renewal. Complete re-decoration. Repair or replacement of kitchen, wardrobe and bathroom fixtures as required. New vinyl flooring to bathrooms and new laminate wood flooring to replace carpets.
The refurbishment and fire safety upgrade of 67 nr apartments. Internal fire safety and fire alarm upgrade to each apartment, new boilers, new heating controls and heating system renewal. All new kitchen cabinets, countertops, appliances and wardrobes throughout. All new sanitary ware and accessories and complete re-tiling of bathrooms. New laminate wood flooring to replace carpets.
A residential flat roofing project in Clongriffin, Co. Dublin required a reliable waterproofing solution to be installed in place of older roofing materials that had failed. The work on this existing residential development involved stripping the existing roofing material and replacing it with a new PLUVITEC system. The new roofing system features products in the Pluvitec range: Specialtec v3mm underlay and Supertec PA4mm black mineral torch on membrane. Xtratherm FR BGM insulation was also installed.
The upgrading and re-roofing of houses Nos 1 to 7 at The Casino in preparation for sale. Complete re-roofing of all seven houses with Spanish natural slates and Tyvek membrane. All the details of the roofs are completely renewed including the valleys behind the parapet walls with coping stones removed and replaced. Complete re-decoration inside and out, deep cleaning including windows and carpets, exterior clean-up of gardens and paved areas and a series of minor repairs and upgrades.
